Letter from the Chair
I have been given an incredible opportunity to serve RESO’s membership as its Chair, first when RESO became an independent standards body and again over the most recent seven years.
This year, we are celebrating the United States of America’s 250th year, which makes me think of my time at RESO as a tour of duty. I became part of RESO leadership because I thought I could help the industry create and adopt standards. This involved bringing MLSs and vendors together to achieve shared goals.
When I started with RESO in 2010, there was no Data Dictionary or Web API. We had the Real Estate Transaction Standard (RETS) and a small conference room inside the Chicago headquarters of the National Association of REALTORS®. So my tour also consisted of helping RESO get off the ground as an independent organization in 2011 – including writing its first budget!
I knew then that if RESO took off, we could all achieve so much together. I am grateful that you have proven me right. And I feel like RESO is now in a great position to enter its next chapter. This year, I’m bringing our leadership team together to bring forward a new RESO Chair to continue our shared successes.
The rest of the world wants what we built for the U.S. and Canada, there needs to be standards wrapped around AI, and we should be the organization that resolves the need for singular identifiers for real estate parcels, practitioners and companies.
Leadership development is essential to the long-term success of any organization. We have many members of the RESO community who are ready to lead. If you believe you have a RESO tour of duty calling, please volunteer.
RESO is strong. From technology development to education, training, events and financial sustainability, our organization is doing more than ever. The evidence is in the product adoption: more than 1 million customers using RESO’s Data Dictionary and Web API in the U.S. market and dozens of countries around the world. That’s proof that we’re producing valuable outcomes for our customers.
Leading RESO has been one of the greatest honors of my professional life. It has challenged and inspired me in ways I never could have anticipated when I first joined this community.
Looking back, I’m humbled by the strides we’ve made. When I first stepped into the role of Chair, RESO was still defining its identity. That year, the Board adopted Data Dictionary 1.0, providing early proof that the industry was ready to embrace a common language for real estate data.
The growth was exponential after that:
- 2014: The Data Dictionary was advanced to version 1.3.
- 2016: The first Web API certification was filed.
- 2017–2019: Several major MLS vendors were certified for Data Dictionary 1.6, marking a major investment in RESO standards.
- 2021: New testing systems for Data Dictionary 1.7 and Web API Core 2.0.0 were released.
- 2022: RESO Analytics was introduced, giving the industry new visibility into its own datasets and how they align with potential partners, and RESO launched its first education courses: Working with Real Estate Data – Business (RED-B), RED-CA for Canadian data and RED-T for technical developers.
- 2023: RESO ratified Data Dictionary 2.0, Universal Parcel Identifier (UPI) 2.0, RESO Common Format, EntityEvent, Webhooks and Add/Edit. Our global participation grew into the International MLS Forum, and RESO membership reached 30 countries.
- 2025: The U.S. Web API transition reached one million MLS subscribers.
- 2026: We have entered a new era of rapid technology development by creating new self-certification tools, the RESO Desktop Client, and Data Dictionary 2.1 and 3.0.
These milestones belong to the volunteers and staff who pour their energy into every project. You have navigated rapid growth and shifting technologies with resilience and creativity. Your support is central to making RESO a place where ideas can flourish, so keep that in mind when you plan your organizational budgets each year!
Thank you for your expertise, persistence and patience. And thank you for giving me the privilege of serving as your board chair. I will continue to be a member of RESO’s board and remain committed to the many exciting initiatives in our detailed strategic plan.
I’m filled with gratitude, pride and full confidence in the leadership that will lead us forward. RESO’s best years are right in front of us.

Data Dictionary
Reminder: The New Home for Data Dictionary Documentation
Data Dictionary resources and related certification tools are now centralized at dd.reso.org.
- Items previously slated for Data Dictionary v2.3 will be rolled into v2.2 instead.
- An automated analysis of the industrywide lookup data in the Disclosures field was presented, which provided 22 potential standard lookups. The lookups that may have overlap with existing data elements will be reviewed by the Duplication Subgroup.
- A focus group of subject matter experts will be established to determine whether standard flood data elements should be added to the Data Dictionary and, if so, to propose those data elements.
Current Vote Items – Link goes to voting page available through Saturday, July 25
- Approve the data elements of the Assumable Loan Fields Proposal, which requests several new fields and lookups to communicate details of assumable loans.
- Add the following address location fields to the Property Resource (from the Global Subgroup):
- BuildingNumber (String): The alphanumeric identifier (number, letter or combination) used to distinguish a specific building or structure within a larger development, complex or campus. This may be used for properties where a primary street address alone is insufficient to uniquely identify the structure.
- Stairwell (String): The alphanumeric identifier (number, letter or combination) for the specific vertical access point or entrance within a building that contains multiple independent sets of stairs or elevators.
- Add a WaterfrontYN (Boolean) field to the WaterBody Shape (planned for v3.0), providing the ability to designate water frontage for individual bodies of water.
- WaterfrontYN (Boolean): Indicates whether the property resides on the waterfront of the associated body of water.
- Add the proposed disaster mitigation-related lookups as outlined in the Disaster Mitigation Data Elements Proposal.

CMLS Hires New CEO
The Council of Multiple Listing Services (CMLS) welcomed Jessica Edgerton as its Chief Executive Officer on July 1. Edgerton has 16 years of leadership in organized real estate, including five years as legal counsel for the National Association of REALTORS® and nine years as Chief Legal Officer at LeadingRE.
Said Edgerton, “I am deeply honored to lead CMLS at a moment when our work has never mattered more. I look forward to working with the CMLS Board, staff, members and partners [that’s us!] to elevate the value of the MLS, support the leaders who guide it and help shape a stronger future for real estate.”

Data Dictionary Subgroups
Fast Track Subgroup
The group discussed a new process where RESO will perform an automated analysis to streamline the creation of mapping suggestions for nonstandard data elements to standard Data Dictionary elements. This is part of a larger Universal Mapping Initiative (UMI). They also discussed how the Major Releases Subgroup will further evaluate a planned transition from WaterfrontFeatures to the WaterBody Data Shape, which will be a complex change. | Meeting Notes for June 23
New Construction Subgroup
The group concluded its regularly scheduled meetings after finalizing several recommendations. Revised definitions for NewConstructionYN and lookups of the PropertyCondition and DevelopmentStatus fields were approved. To keep new construction data distinct from existing home data, two new construction tracking fields were recommended: BuildStatus and ConstructionStatus. These proposed fields would capture specific building milestones, ranging from the initial To Be Built to specific completions like framing and drywall. Moving forward, the subgroup will reconvene on an as-needed basis. | Meeting Notes for June 17
Schools & Geographies Subgroup | Call for Members
This subgroup is focused on one of the most requested areas of standardization: geographic and school data. This work will directly impact search, analytics, consumer experiences and cross-market data alignment. If you have ever struggled with mismatched city names or inconsistent school fields, this is your chance to help fix it at the standards level. Their mission includes:
- Standardizing cities, subdivisions, counties and postal code requirements
- Establishing consistent school data fields
- Using external data sources for accuracy and alignment
- Reducing duplication and inconsistency across markets
Broker Advisory
The group focused on growing momentum around broker-first listing input, identifying interoperability gaps where RESO standards could reduce friction and support single-entry workflows for brokers, vendors and MLSs. They also addressed some of the issues around Hierarchical AI Governance & Machine-Readable Usage Rights, emphasizing the need for clearer policy expression, thoughtful data replication and a framework that supports innovation while protecting MLS oversight. | Meeting Notes for June 25
Interoperability
The group discussed the scope of the Hierarchical AI Governance & Machine-Readable Usage Rights business case being expanded to create standards for communicating general machine-readable data governance information beyond the initial AI-specific use case. A subgroup will determine use cases and how they may fit into a model similar to the AI-specific proposal. A detailed update was given on the progress of the RESO Unique Licensee Identifier (ULI), including a call for volunteers to participate in the pilot program and to act as ULI resolvers. | Meeting Notes for June 9
Research & Development
This subgroup will explore the Hierarchical AI Governance & Machine-Readable Usage Rights proposal, specifically to extend it to support expressing general (non-AI) governance rules through a Web API in a standard way. The focus of what are expected to be 2–3 meetings will be high-level, identifying realistic and common examples of governance items that are communicated downstream today. The goals for the subgroup are to:
- Identify Examples: Document high-level, realistic data governance use cases that lack standards for communication downstream (e.g., copyright terms).
- Narrow the Strategy: Determine whether it’s best to keep AI and non-AI governance as separate concepts or commingled together.
The more detailed and technical work will then be handed off to other workgroups. Volunteers that are familiar with these systems from various perspectives include MLS administrators, MLS vendors, data aggregators and other end users. | JOIN THE SUBGROUP
