Letter from the Chair
The RESO 2024 Fall Conference was our most attended event ever because of the combined efforts of 200 companies from all over the world.
Change is a certainty in organized real estate and technological advancements are never going to slow down. Embracing that inevitability is the surest way to create new and better ways to do business. This is what RESO does best.
During this event, attendees widely asked for more advancement in RESO’s identifier products, bringing uniqueness to licensees, parcels and organizations to avoid duplicate entries across systems.
This was most strongly stated during the Broker Advisory Spotlight session and the famed Pain Points session.
- Brokers want to be able to track agent activity across multiple MLSs.
- Agents want to trust that a property is not a repeat with an entirely different price point or Days on Market calculation.
- Data consumers want to know the originating organization for a data source.
RESO has essentially responded to these calls for action in real time.
- The Research & Development Workgroup brought the Unique Licensee Identifier (ULI) back into the spotlight
- The UPI Workgroup completed a widely implemented new version of the Universal Parcel Identifier (UPI)
- The Unique Organization Identifier (UOI) has become an integral part of RESO certification and is always improving.
Product development grows from member feedback. Case in point, RESO Analytics now has alignment reports to compare data alignment versus the industry average, between MLS providers and between markets.
These tools were created due to member desire expressed at RESO conferences for greater transparency to help with questions around data shares, about which fields have data in them and regarding which markets are ripe for product expansion.
New ways to be certified have picked up steam, too. RESO Common Format (RCF), Add/Edit, EntityEvent/Webhooks and Validation Expressions are all additional certifiable endorsements asked for by the community. At the same time, two of RESO’s cornerstone certifiable products – the RESO Web API and Data Dictionary – are getting stronger every year.
Data Dictionary 2.0 certification is now in full swing, and Data Dictionary 3.0 was tentatively closed during the meeting, pending Board of Directors ratification. And the RESO Web API has crossed the 50% threshold of MLS feeds converted to Web API, a remarkable achievement for an industry too often criticized for being slow to change.
RESO conferences are true working conferences, and there is still an irreplaceable value in meeting face-to-face. In these moments – over discussions fueled by passion and innovation – breakthroughs are born.
At the core of our gatherings is a dedication to an increased adherence to data standards that ensure that we spend less time on the basic building blocks of doing business and more time on making our businesses uniquely purposeful.
As we look to the future, let’s continue to embrace these opportunities to convene, collaborate and celebrate. Let’s harness the power of our collective knowledge and forge a path toward a more innovative industry.

Web API Leaderboard Update
Vendors, brokers and agents continue to increase their usage of MLS Web API data feeds.
Where it was once less than 5% of the industry in 2021, MLS feeds converted to Web API now cover 51.9% of U.S. subscribers, and MLS feeds committed to Web API conversion cover 70.4% of U.S. subscribers.
RESO tracks the migration to the improved Web API standard. If your organization is not listed, please contact us to be included and consult our free Web API Transition Guide for advice.

RESO Workgroup Meetings
Transport Workgroup | October 7, 2024
The group reviewed Semantic Versioning (SemVer), the different types of changes it includes and documentation of the standard as it relates to Data Dictionary and Transport. The group voted to create a ticket for the Days on Market Client Auto-Increment proposal. Data Provenance and Subscriptions and Filtering were also discussed. | NOTES
Bulk Sale Subgroup | October 9, 2024
The group kicked off its first meeting by identifying the requirements needed for a standard to convey a listing of bulk sales or a “package” of properties. A package listing data shape was identified as the best method to tackle the goal, and tentative fields for the shape were identified. A working proposal will be prepared by RESO staff. | NOTES
Accessory Dwelling Unit (ADU) Subgroup | October 10, 2024
A vote was taken to keep the group’s scope focused on additional living quarters and to not bring in other additional structures such as garages, sheds and workshops. The fields of the Additional Living Quarters Shape proposal were reviewed and condensed. The group plans to move on to lookups at the next meeting. | NOTES
Data Dictionary Workgroup | October 11, 2024
The meeting covered several significant changes to the Data Dictionary, including errata to version 2.0. The items approved for 2.0 were consistency improvements to use the PascalCase standard of “Id” for identifier fields, making Office Resource location fields lookups, and to adopt the IANA tz database to populate time zone fields. Additionally, three proposals were approved for version 2.1, including the Commercial (CRE) Subgroup Proposal, HasStreamYN Addition to Add/Edit with Media and the FeedTypes/FeedRules Fields Proposal to support Single Feeds. | NOTES
Fast Track Subgroup | October 15, 2024
The group reviewed the Fast Track Potential Data Dictionary Additions sheet, which shows non-Data Dictionary lookups with more than ten implementations that were found during the mapping suggestions process. | NOTES
Broker Advisory Workgroup | October 22, 2024
This spotlight was the most-attended one yet, with at least 240 people in the room and over livestream, and it featured Matt Hendricks, Senior Director of Industry Affairs at Zillow. A primary takeaway from the discussion was the need for RESO to renew its efforts toward building a Unique Licensee Identifier (ULI). Hendricks cited the challenge of generating meaningful agent stats within data shares between multiple MLSs due to the lack of a standard unique identifier as a major industry pain point.
Interoperability Workgroup | October 22, 2024
The meeting included an overview of the mission and scope of the group. An update on the tasks the group is working on was given, including the Payloads Tagging Business Case and the RESO Blueprints (Best Practices Guides). Additionally, the chair explained the workgroup’s role in creating standards and how it fits in the RESO architecture. | NOTES
Research & Development Workgroup | October 23, 2024
The meeting included an overview of the group’s mission and role in RESO standards creation. There was an update on active business cases, including New Construction Development and Licensee Display Rules. Additionally, the Unique Licensee Identifier (ULI) was discussed, as energy is rebuilding to grow that product out further. | NOTES
Universal Parcel Identifier (UPI) Workgroup | October 23, 2024
The ratification and adoption by tech companies of the new UPI v2.0 was the highlight of the meeting, including a focus on identifying international standards for Country Subdivisions and local idiosyncrasies for accurate implementations. Data Dictionary Workgroup | October 23, 2024
Data Dictionary 3.0 was closed in the new calendar process of yearly releases. Planned adoption of concessions fields was moved to the following version release to review shifting market implementations. RESO versioning and how it applies to the Data Dictionary was explained.
